Good Property Management For Investors
If you own property out of your own area, you will need the services of a property management team. They will be there to oversee any problems that your tenants may have and take care of things as they occur.
A licensed real estate agent is a good choice, when you are seeking a property manager. They have the knowledge of the real estate laws in your state. They are trained in Fair Housing practices, discrimination, evictions, and more. Someone without a license may end up making some costly mistakes, if they do not know the laws. A commercial real estate agent is probably even better, if you have a commercial property to manage.
Apartment buildings are easiest to manage, if the manager lives there. This way he will have first hand knowledge of the issues of the building, if any. He can act on them in a timely manner, because he is already there. He can check on your tenants periodically, if required, and they can come to him at any time with problems or concerns. It is a plus and a cash saver for a landlord, if their property manager also has skills in heating and plumbing repair.
Management companies that handle large supermarket or retail plazas are not usually tenants at the plazas. In fact, sometimes they are out of state. But they are available to hear the complaints and take action in a timely manner. They may also collect the rents, and see that stores do not stay vacant for lengthy periods of time.
Besides collecting rents and checking on the properties, the property manager might need to handle the interviewing of new tenants, the running of credit checks, the writing up of new leases, evictions, and so forth. Any plumbing or electrical problems will also be handled by this manager, as they will need to coordinate the tenants schedule with the plumber’s or electrician’s schedules, so that the problem can be taken care of. The bill would go to the landlord, and the landlord pays it.
A rented single family home or duplex probably doesn’t need property management by anyone but the landlord. But if you have multiple properties, or apartment buildings, it gets to be a handful, and the services of a property manager become a good idea. Apartment complexes usually have an office within the complex, where the management team is a group of real estate agents that handle the apartment units there.
If you own a lot of properties, and they are scattered in different states, you cannot be there to manage them all. The services of a local property manager for each is a wise idea.
Malls need managing, too. They may have their own manager in an office underground, with other offices that lease to tenants. Or they may be property management companies that work nationally to see that large properties such as these are handled properly. Even a warehouse may need some sort of property management that a landlord does not wish to handle. And this is where the management company comes in and does the job.
